How do I make a reservation?
Making a reservation is simple. Head to the Properties page, select your travel dates and number of guests, and browse available properties. Once you find the right fit, choose your property and complete checkout through our secure Guesty booking engine. You'll receive a payment receipt and booking confirmation by email right away.
What is the cancellation and refund policy?
Our standard cancellation policy is tiered based on how far in advance you cancel: full refund if cancelled 30 or more days before check-in; 50% refund if cancelled 14 to 29 days before check-in; no refund for cancellations within 14 days of check-in. We strongly recommend travel insurance for added flexibility. Please note that individual property policies may vary — always review the specific listing before booking to confirm the cancellation terms that apply.
What are the check-in and check-out times?
Standard check-in time is 4:00 PM and check-out is 10:00 AM. Early check-in or late check-out may be available on request, subject to availability — contact the Diamond Peak team in advance to ask. Self-check-in instructions, including access codes and arrival details, are sent to you 24 to 48 hours before your arrival date.
Is there a minimum stay requirement?
Most Diamond Peak properties require a 2-night minimum stay. During peak seasons — including winter ski season, holiday weekends, and summer holiday weeks — a 3 to 4 night minimum may apply. Specific minimum stay requirements are displayed on each property listing so you'll always know before you book.
Can I modify my reservation after booking?
Yes, modifications to dates or guest count can be requested by contacting Diamond Peak directly at 435-592-9600 or diamondpeakmanagement@gmail.com. All changes are subject to availability and any applicable rate difference. Modifications requested within 14 days of check-in may not be possible depending on property demand.

Are pets allowed?
Pet policies vary by property. Properties tagged "Pet Friendly" on the listings page welcome dogs under a specified weight limit — typically 25 to 50 lbs — with a pet fee applied at booking. Pets are not permitted in non-designated properties. Always confirm the pet policy on the individual listing before booking to avoid any issues at check-in.
What are the parking arrangements?
Each property listing specifies its parking capacity. Most cabins include 2 to 4 dedicated off-street or driveway parking spaces. Street parking in Brian Head is limited during peak ski season. Guests with oversized vehicles, trailers, or side-by-sides should confirm parking dimensions in advance by contacting Diamond Peak directly.
What is the maximum occupancy?
Maximum occupancy is set per property and strictly enforced for safety and licensing reasons. Occupancy limits are clearly displayed on each listing. Exceeding the posted occupancy may result in additional fees or early termination of the reservation without refund.
Is smoking permitted?
All Diamond Peak properties are 100% smoke-free indoors. Smoking outdoors is permitted only in designated areas away from structures and deck furniture. Evidence of indoor smoking will result in a cleaning fee charge to the reservation.
Is there a security or damage deposit?
A refundable damage deposit is collected at the time of booking for most properties. Deposits are returned within 7 to 10 business days after check-out, provided no damage or policy violations are reported. Minor wear and tear is expected; damage beyond normal use will be documented and charged against the deposit.
Visiting the Brian Head & Parowan Area

What is the nearest airport?
The closest major airports are Cedar City Regional Airport (CEZ), approximately 30 miles and 45 minutes from Brian Head, and Salt Lake City International Airport (SLC), approximately 4 hours north. Las Vegas Harry Reid International Airport (LAS) is approximately 3 hours south and is a popular option for visitors from Nevada, California, and Arizona. Car rental is strongly recommended — there is no public transit service to Brian Head.
How far is Brian Head from major cities?
Driving estimates from major cities: Salt Lake City approximately 4 hours; Las Vegas approximately 3 hours; St. George approximately 1 hour; Cedar City approximately 45 minutes; Phoenix approximately 6 hours. Note that Brian Head sits at 9,800 feet elevation, making it one of the highest towns in Utah and a true escape from the summer heat of the surrounding desert.
What are road conditions like in winter?
Highway 143 to Brian Head is regularly plowed and maintained throughout the winter season. However, snow, ice, and occasional road closures are common from November through March. 4WD or AWD with snow tires is strongly recommended for all winter visits. Guests should check Utah DOT (udot.utah.gov) for current road conditions before departing and carry emergency supplies in their vehicle.
What activities are available in winter?
Brian Head Resort offers skiing, snowboarding, and snow tubing right at the heart of town. Cross-country skiing and snowshoeing trails are accessible from the town center, and Cedar Breaks National Monument is nearby for winter snowshoeing adventures. Side-by-side and snowmobile trails are available on designated Forest Service routes throughout the surrounding mountains.
What activities are available in summer?
Summer season (June through September) brings world-class hiking in Cedar Breaks National Monument and Bryce Canyon, mountain biking, ATV and side-by-side trail riding on Iron County Forest Service roads, freshwater fishing at Panguitch Lake approximately 20 minutes away, and exceptional stargazing at altitude. Temperatures are mild — typically 60 to 75 degrees — making Brian Head an ideal escape from the intense desert heat below.

How long does onboarding take?
The typical onboarding process takes 2 to 4 weeks from initial agreement to first listing going live. This includes a property inspection, professional photography, listing creation and optimization across platforms, dynamic pricing setup, and full Guesty account configuration. Diamond Peak handles the complete onboarding process so owners can stay hands-off from day one.
How does owner reporting work?
Diamond Peak uses the Guesty platform for real-time owner reporting. Owners receive access to a dedicated Owner Portal where they can view booking calendars, revenue reports, occupancy rates, and maintenance logs at any time. Monthly summary statements are also sent by email so you always have a clear picture of your property's performance.
What does Diamond Peak handle versus the owner?
Diamond Peak manages: guest communication, booking and checkout management, cleaning and housekeeping coordination, maintenance response, dynamic pricing, and marketing across multiple platforms. Owners are responsible for: major capital repairs (roof, HVAC, etc.), property insurance, HOA fees where applicable, and providing initial furnishing and setup. Day-to-day operations are fully managed by Diamond Peak.
Can I block my property for personal use?
Yes. Owners can block dates for personal use at any time through the Owner Portal. We ask that owners provide reasonable advance notice for extended blocks during peak season to allow the revenue forecast to be updated. Your property, your schedule — Diamond Peak works around your ownership goals.
Which platforms will my property be listed on?
Through the Guesty integration, properties are distributed to Airbnb, VRBO, Booking.com, and the Diamond Peak direct booking website (diamondpeakrentals.com). Direct bookings through the website are prioritized as they carry no third-party platform fees — benefiting both the owner's revenue share and guests' booking costs.
